Four mandates, with no overlap
Rhamos is not a shop window for property. It is a representation house. We take a mandate from one side of each transaction, and we say so in writing before we begin.
We never represent the buyer and the seller in the same transaction.
Dual representation is common in the Iberian market and is rarely discussed with the client. Refusing it has a direct cost: it means giving up the commission from the other side of the table on every transaction. That cost is what makes the sentence verifiable — it is written into the mandate you sign, and it does not depend on taking our word for it.
What that means in practice
Five consequences of a single principle. None of them is an intention: all of them are in the contract.

| No overlap between mandates | If we already hold the selling mandate on a property, we do not take a buying mandate on it. We say which of the two roles is already filled. |
| When it does not work, we say so | If the transaction does not make sense, we say so before there is a fee. A mandate accepted without conviction costs more than a mandate declined. |
The four mandates
Each has a different client and a different objective. That is why they do not overlap.

Buyer representation
We work under a mandate from the buyer: criteria, search, documentary verification, valuation, negotiation and deed.
- For whom
- People moving to Lisbon, Cascais or Madrid, or buying at a distance, who would rather not enter a negotiation with nobody on their side of the table.
- Nine fixed phases, each with a typical timeframe and a closing document
- Fee agreed in writing before the first viewing
- Full documentary verification before any offer is made

Discreet sale
The property is placed with a limited number of verified buyers, with no portal, no board and no public advertisement.
- For whom
- Owners with a real reason not to expose the property: separation, succession, public exposure, or an asset whose universe of buyers is small and known.
- No price history and no accumulated time on the market
- Presented individually, under a confidentiality agreement
- We decline when the property needs reach in order to sell

Investment and yield
Net yield analysis with the full cost base included, and a comparison of Lisbon, Madrid and Dubai on the same sheet.
- For whom
- Investors working across markets who have seen presentations whose returns did not survive contact with the accounts.

Off-plan and pre-construction
A reading of the contract, the developer and the payment-protection mechanism before any deposit is placed.

- Buyers considering an off-plan entry, particularly in Dubai, who need to know what happens if delivery slips or differs from what was promised.
- Developer record: completed schemes, documented delays, litigation
- Escrow account, unit registration and payment schedule against construction
- Area-variation clauses, delay penalties and the exit mechanism
