Valuation request
Know what it is worth before deciding whether to sell
A valuation is not a commitment to sell. It is information. We carry it out in person, with real transaction comparables, and deliver it in writing. If you decide not to sell, the matter ends there.
There is a figure people repeat locally, a figure the portals suggest, and a figure that comparable properties were actually conveyed at. Only the third is any use for a decision.

Nobody learns that we were there
We do not publish, we do not advertise and we do not tell third parties that we have been to your property. We do not put up a board without your written authorisation.
- The visit is made by one consultant, with no photographer and no team, unless you ask otherwise.
- The report goes to you alone, in the format you specify.
- We do not pass the valuation to buyers, to others in the trade or to any platform.
- We do not confirm to third parties that you are considering selling, even when asked directly.
- If you decide not to sell, the property details are deleted on request, with written confirmation.
This is the brand value «Discretion» applied to a specific case: what passes between client and consultant does not leave the room.
How it is done
A useful valuation has three parts, and none of them is carried out from behind a screen.

A visit in person
A consultant sees the property, the building and the street. Condition, aspect, noise, access, works planned in the building, and everything a photograph never shows. Without a visit there is no valuation, because the difference between two floors of the same building can be material.

Real transaction comparables
We work from the figures comparable properties were actually transacted at, not from asking prices in advertisements. An asking price is the seller's expectation; the conveyed figure is what the market agreed to pay.

A written report, with a range
What you receive is a document setting out a recommended price range, the comparables that support it, what adds value and what detracts from it, and a note on what would move the range — works, licensing, furnishing, or simply the moment of going to market.
What this valuation is not
Three different documents are routinely confused, and the confusion costs money in either direction.

| Bank valuation | Supporting the bank's lending decision. It is carried out by a registered valuer, follows the bank's criteria and does not set out to find the market price. |
| Rateable value | Calculating property taxes. It is an administrative figure, updated under its own rules, and often departs from market value. |
| Automated portal estimate | Generating enquiries. It is produced by an algorithm from asking prices, without seeing the property. |
What we check before giving a figure
Half the work of a valuation is documentary, and it is the half that prevents surprises once there is a buyer.
Area and registered description
The area on the land register, the area on the tax record and the area measured on site do not always agree. A discrepancy does not prevent a sale, but it has to be known before there is an offer.
Licensing and permitted use
The use permit, the alterations made over the years, and whether they are documented. Unauthorised works are a discount the buyer will ask for, and it is better to know the figure before hearing it.
Charges and encumbrances
Mortgages, attachments, usufructs, pre-emption rights and service-charge arrears. All are resolvable; none resolves quickly if it surfaces in the week of completion.
The building around it
Works voted through in general meeting, the reserve fund, proceedings under way and the state of the common parts. An excellent flat in a building with unpaid structural works is not worth the same.

Three routes, and the second is the most common. None of them commits you to anything.
