Three markets that rarely speak the same language
Rhamos Properties works across Portugal, Spain and Dubai. Three markets with different legal regimes, different currencies, different units of measurement and negotiating cultures that barely touch.
The firm exists to make that distance irrelevant to the person buying. The same criteria, the same care and the same degree of discretion in Lisbon, in Madrid or in the Gulf.
Mission
To find, assess and carry through high-end property acquisitions in three geographies, with a single point of contact from the first call to the deed.
In practice that means one person accountable for the whole file. Whoever runs the search is the person who checks the registry documents, conducts the negotiation and attends on the day of the deed. The file does not change hands halfway through.
Vision
To be the Iberian reference for the international investor buying between Europe and the Gulf.
That position is earned through accumulated, documented work rather than declared. It is why this page carries no transaction counts, no years in business and no volumes: we publish only figures the firm can evidence on paper.
Four values, and what they mean in practice
A value that costs nothing to keep is not a value. The right-hand column is the part with a price.

Commitments with a cost
What we do not do
Four refusals, each with a known cost to the firm. They are the quickest way to see whom we work for.

We do not represent buyer and seller in the same transaction.
A buying mandate and a selling mandate over the same property are opposing interests served by the same person. Where the situation arises, we decline one side in writing before going any further. The cost is losing half the transaction; the alternative is a client who can never know which side of the table we are on.

We take no commission from developers for referring clients.
Not from developers, not from banks, not from lawyers, not from removal firms. The person who pays for our work is the person who gives us the mandate, and is the only person to whom we owe a recommendation. A recommendation that pays the consultant is not a recommendation.

We do not list property we have not verified.
A property joins our list only after the registry documents, the title position and the planning position have been checked. That leaves us with fewer properties to show than most houses, and it is a consequence we accept: a short list we can defend is worth more than a long one we cannot.

We do not promise residency in return for buying property in Portugal or Spain.
In Portugal, the property route into the ARI regime was removed in October 2023 by Lei 56/2023. Other investment routes remain — investment funds from €500,000, cultural donation, scientific research and job creation — but none of them is the purchase of a flat.
In Spain, the golden visa was repealed with effect from 3 April 2025 by Ley Orgánica 1/2025. There is no direct replacement. Permits granted before that date remain valid.
In Dubai the link still holds: AED 2,000,000 of registered value at the Dubai Land Department continues to give access to the ten-year Golden Visa, and the 2026 rules eased the advance-payment requirement and allow properties to be aggregated. If residency is your objective, that is a conversation about Dubai — not about Lisbon or Madrid.
Where we are
Three offices of our own, with employed staff in each market. That is what separates local presence from representation at a distance.
Lisbon
The founding market. Prime residential purchase, refurbishment in the historic districts and selling mandates that are never publicly advertised.
Madrid
The Iberian operation in mirror image: the same method, with its own tax and registry regime and duties that vary by autonomous community.
Dubai
Secondary market and off-plan in freehold areas, with registration at the Dubai Land Department and oversight of the payment schedules.
Full addresses, opening hours and direct telephone numbers for each office are published on the contact page as they are confirmed. Until then, each market has an email address that is answered.

One file, three jurisdictions, one point of contact.
A client's file is the same document in Lisbon, in Madrid and in Dubai: the same index, the same order of verification, the same threshold for saying that a property does not work. What changes is which documents exist in each jurisdiction and who issues them.
That constancy is what lets you compare a property in Lisbon with a property in Madrid without also comparing two different ways of assessing them.
