This page holds the properties currently marketed in the three markets, through a licensed real-estate brokerage. No listing is published before we have checked the land registry certificate, the tax register entry, the habitation licence and the energy certificate. What does not pass that check does not appear here.

Each listing carries the area, the layout, the price or a note that it is on application, the full technical specification and the consultant who holds the file. Units and currency follow the property's market, not the language you are reading in.

What is not published here

A portion of the properties currently marketed is never advertised. If you are looking for something specific, tell us what.

Some owners sell without a board, without a portal and without a public listing. Those properties exist, but they are not published: they are shown on request, to buyers with a defined brief and confirmed means.

A buying brief — market, area, layout, size, budget and timing — is what lets us match what you are looking for against what is currently marketed and against what never reaches an advertisement.

Brokerage agreement

A property enters the market under a brokerage agreement concluded with the licensed brokerage, or through a verified introduction. Without that footing there is no listing, even where the property is for sale elsewhere.

Document check

Permanent land registry certificate, tax register entry, habitation licence and energy certificate. Charges, mortgages and registered uses are read before a single photograph is taken.

Publication

A listing is published only with our own photography, confirmed floor area and a complete technical specification. A field we cannot confirm is left out — not as a dash, not as an estimate.

The same check runs in Lisbon, in Madrid and in Dubai, using whichever documents each jurisdiction issues. Real-estate intermediation is carried out by a licensed real-estate brokerage, identified to the client before any brokerage activity.

What each listing contains

The order of the property sheet is fixed and comes from the brand manual. It is the same on screen as in the PDF we send.

GalleryBetween eight and fourteen photographs, each with descriptive alternative text and no people in frame.
Floor planA dimensioned plan wherever the owner provides one.
Technical specificationYear built, year refurbished, energy certificate, floor, lift, parking, service charge and annual property tax.
LocationNeighbourhood and city, linked through to the corresponding market page.
Responsible consultantPortrait, languages, direct line and email of the person who holds the file from beginning to end.
DocumentationLand registry certificate, tax register entry and energy certificate, sent before the viewing rather than after it.

Where we look

Our own offices in all three markets. We do not work at a distance, which is what makes it possible to see a property before recommending it.

Portugal

Lisbon, Cascais and the Algarve. Prime residential, refurbishment and second homes.

Spain

Madrid, Marbella and the Balearics. Urban prime and coast, with tax varying by autonomous community.

Dubai

Downtown, Palm Jumeirah and the Marina. Investment and off-plan, where the contract matters more than the floor plan.

Properties already sold

Sold listings are not deleted. They move to the archive, are marked as sold and keep the same web address.

It is a record of what has been done, and it shows the kind of property that passes through this firm even when the live list is short.
