Request for an opinion of value
Know what it is worth before deciding whether to sell
An opinion of value does not oblige you to sell. It is prepared in person, with real transaction comparables, and delivered in writing.
There is the figure people repeat locally, the one the portals suggest, and the one at which comparable properties were actually conveyed. Only the third is any use for a decision. Real-estate intermediation is carried out by a licensed real-estate brokerage, identified to the client before any brokerage activity.
Request the opinion of value
Three steps. We reply within 24 working hours to arrange the visit, on the day and at the time that suits you.
Confidentiality
Nobody learns that we were there
We do not publish, we do not advertise and we do not tell third parties that we have been to your property. We do not put up a board without your written authorisation.
- The visit is made by one consultant, with no photographer and no team, unless you ask otherwise.
- The report goes to you alone, in the format you specify.
- We do not pass the opinion of value to buyers, to others in the trade or to any platform.
- We do not confirm to third parties that you are considering selling, even when asked directly.
- If you decide not to sell, the property details are deleted on request, with written confirmation.
What you share stays between you and the consultant.
How it is done
Three parts, none of them carried out from behind a screen.
01
A visit in person
A consultant sees the property, the building and the street: condition, aspect, noise, access and planned works. Without a visit there is no opinion of value, because two floors of the same building can be worth very different amounts.
02
Real transaction comparables
We use the figures at which comparable properties were actually transacted, not asking prices in advertisements.
03
A written report, with a range
A recommended price range, the comparables that support it, what adds value and what detracts from it, and what would move the range: works, licensing, furnishing or the moment of going to market.
Opinion of value and other documents
These documents are often confused.
| Document | What it is for |
|---|---|
| Opinion of value | Establishing the price range at which the property is transactable today. This is what we deliver. |
| Bank valuation | Supporting the bank's lending decision. It is carried out by a registered valuer and follows the bank's criteria. |
| Rateable value | Calculating property taxes. It is an administrative figure and often departs from market value. |
| Automated portal estimate | Generating enquiries. It is produced by an algorithm from asking prices, without seeing the property. |
What we check before giving a figure
Half the work is documentary, and it prevents surprises once there is a buyer.
Area and registered description
The area on the land register, on the tax record and as measured on site do not always agree. A discrepancy has to be known before there is an offer.
Licensing and permitted use
The use permit and the alterations made over the years. Unauthorised works are a discount the buyer will ask for.
Charges and encumbrances
Mortgages, attachments, usufructs, pre-emption rights and service-charge arrears. All are resolvable, but slowly if they surface in the week of completion.
The building around it
Works voted through in general meeting, the reserve fund, proceedings under way and the state of the common parts.
After the opinion of value
Three routes. None of them commits you to anything.
If you decide to sell
We explain how a sale without public advertising works: who sees the property, in what order, and what each party receives before a viewing.
See how a discreet sale worksIf you decide to wait
You keep a dated document, useful for division of assets, insurance or succession planning. You can come back whenever you wish and the opinion of value is updated.
See how we workIf the sale funds a purchase
Both processes are followed together, with the same point of contact from start to finish.
